Revit Draughting - Level of Service
At Markplan we pride ourselves on our extremely high-quality draughting service. Our draughting team is based in-house, which ensures very tight collaboration with our Engineers is maintained during the design phase. Our approach to producing high-quality structural drawings is the production of 3D models. This improves coordination and buildability on site, regardless of project size.
What to expect
LOD – ‘Level Of Development’ or ‘Level Of Detail’ is often referred to as a guide to what can be expected. This ranges from LOD100 (sketches) to LOD400 (where each and every bolt and plate is accounted for in a virtual model). Whatever level is required for your project, Markplan has the expertise to get you there. Refer to “LOD” below for more information.
Given our work at Markplan covers a very wide range, both in size and type, we offer varying levels of service (LOD) depending on what is required. A lower LOD is not to be confused with lower quality. High quality information is possible at all levels.
For larger or complex projects, we are finding that clients and/or design teams prefer an LOD350 level of service which aligns with projects utilising BIM principles.
LOD – Level of Development
LOD or Level of Development, when used to describe a project, is an average across the project. LOD is applied to all elements within the project. A project can have both LOD100 (sketches and symbols) and LOD400 (a fully modelled 3D connection). Below are basic definitions of what to expect from an average LOD level.
LOD100
LOD100 is 2D sketch or computer drawn details which may not be to scale. They can be symbols rather than accurate representations of the actual item. Typically used for early stages of a project, such as scheme design.
LOD200
Elements can be modelled in 3D space to represent a component. This is approximate only and may not be accurately positioned. Not all elements are modelled and plans are a mix of 3D elements and 2D lines and text. Only 2D documented plans and/or details can be expected as a final product
LOD300
All main elements are modelled in 3D and placed accurately in space. A selection of connections is modelled to ensure buildability. Details can be a mix of 3D and 2D elements to create the plans and detail documentation. LOD300 is a typical level reached when electronic coordination with the Architect is required. LOD300 models are NOT intended to be used for construction and hence cannot be passed on to fabricators / contractors to use.
LOD350
All main elements are modelled in 3D and placed accurately in space. All connections are modelled to a reasonable level so that the structural intent and construction technique become clear when viewing the model in its isolation from documented plans and details. The details will still have 2D elements and the model cannot be used in isolation from the construction documents. It is intended an LOD350 model is able to be sent on to fabricators and contractors to assist with the shop drawing process as part of their documentation.
LOD400
A fully modelled structure with all elements accurately placed in space, all connections complete. The model can be used in isolation from plans and documentation as all elements have information embedded within them. Measurements can be taken directly from the model and elements fully scheduled, hence fabrication drawings may not be required. This is the highest level of documentation and, as such, is time consuming to produce.
What is BIM?
BIM (Building Information Modelling) definitions vary across designers, constructors, and operators. The New Zealand BIM Acceleration Committee offers the following definition:
'BIM is a coordinated set of processes, supported by technology, that add value through the sharing of structured information or buildings and infrastructure assets.
'BIM typically includes information on design, construction, logistics, operation, maintenance, budgets, schedules, and much more, providing a far richer environment than traditional approaches. Information created in one phase can be passed onto the next phase for further development and re-use.
'BIM is not any single act or process, nor is it a 3D model in isolation, or computer-based fabrication. BIM is being aware of the information needs of others as you go about your work.’ – The NewZealand BIM handbook 2019
Residential Raft Slab Floors
Raft slab floors (including Ribraft®) are done as an almost stand-alone engineered item.
Our raft slabs are modelled in 3D and schedules are provided showing volume of concrete and volume of pods, right down to the dimension of every pod. Many contractors get pods pre-cut from the manufacturer, using our plans to minimise wastage and the need for cutting on site.
Civil Projects
Civil design and draughting is carried out in Civil 3D which complements the 3D Revit structural design and draughting process.
